Landlords
We offer 3 different levels of service for our landlords, enabling you to choose the service that matches your own requirements and needs:

 Full Management Service

We will fully market your property using a variety of property portals including; Rightmove and Zoopla (this list is not exhaustive and subject to change)

We will negotiate with a prospective tenant and agree tenancy terms

Advertise in the local press (News Shopper)

All viewings can be accompanied at your request

Obtaining references via Homelet Referencing Service

Draw up the *Tenancy Agreement and, at your request, issue a *Section 21 Notice

Obtain a deposit from the tenant equivalent to one months rent (unless otherwise agreed) and safeguarding this deposit with the Deposit Protection Service.

Arrange an *Energy Performance Certificate, *inventory, *gas safety test and *electrical safety test.

Arrange rent guarantee insurance through Homelet for the first term of each new tenancy (see separate information regarding rent guarantee).

Arrange monthly rent collection and notify you of any rent arrears. *We will complete Homelet rent guarantee claim forms on your behalf if you have arranged cover through this office.

If necessary: *attend court on your behalf to obtain a possession order and attend the property with the court bailiff and locksmith. We will carry out this service providing possession is being carried out through a claim instigated through Homelet and the policy has been set up via this office.

Arrange repairs, quotes and estimates for maintenance work at the property during the course of the tenancy.

Carry out one property inspection per tenancy term (*additional inspections carried out at the landlords request).

Carry out a *check out at the end of the tenancy. Negotiate any deposit issues and liaise with the Deposit Protection Service.

Rent Collection Service

For landlords who would like to be more involved with the management of their properties our rent collection service is a good compromise

Fully market your property using a variety of property portals including; Rightmove and Zoopla (this list is not exhaustive)

Landlords who opt for this service must be aware that we will not become involved in any issues surrounding non payment of rent if the tenant is claiming disrepair or a failure by the landlord to address maintenance issues in a swift and efficient manner. In these circumstances we cannot complete Homelet claim forms on your behalf, or attend court for you.

This service is for landlords that want us to find a suitable tenant, draw up the first tenancy agreement and collect the first months rent and deposit from the tenant.

We will fully market your property using a variety of property portals including; Rightmove and Zoopla (this list is not exhaustive)

We will negotiate with a prospective tenant and agree tenancy terms

We will in the local press (News Shopper)

Landlords who opt for this service must be aware that we cannot complete any Homelet claim forms on your behalf.

Why Should A Landlord Or Tenant Seek Out An ARLA Member?

Probity and Protection - ARLA leads the industry in setting and regulating the highest standards in the industry and demands certain levels of professionalism and commitment to customer service from its membership.
ARLA members are required to work within a robust Code of Practice, which covers the key stages in letting and managing a property. There are comprehensive membership Byelaws which include compliance with such issues as handling and accounting for Clients' money; the mandatory ARLA Client Money Protection Bonding Scheme; Professional Indemnity Insurance; Dealing with Complaints and Disciplinary Procedures.
ARLA members are required to employ a minimum of at least one member of staff, in any office, who holds a suitable industry qualification, recognised by the Association. ARLA keeps it's members up to date with changes in legislation and provides wide-ranging training and guidance to help members understand and interpret all aspects of letting and managing a property.
